Two Rainhams, one problem

Old Rainham — the streets around the church, Rainham Hall and the village core — is solid-brick territory that soaks up summer heat and releases it slowly through warm evenings. New Rainham, rising at Beam Park and along the riverside, has the opposite build: modern airtight insulation that keeps heat out until it gets in, then holds it like a flask, particularly in upstairs bedrooms behind large glazing. We’re in a Beam Park new-build — do we really need air conditioning?

New-builds are superbly insulated, which cuts both ways: they hold winter warmth brilliantly and trap summer heat just as effectively, especially upstairs behind big glazing. A compact split system is the fix, and modern external walls and small gardens just mean the condenser position is chosen with a little more care.

Does riverside air affect the outdoor unit?

Rainham’s Thames-side position is no problem for a properly specified unit — outdoor condensers are built for the weather. Sensible siting and an annual service keep the coil clean and the casing healthy, which is good practice everywhere, riverside or not.

Which parts of Rainham do you cover?
